Noun

Housing and Development Board (HDB) flats in Singapore with only one bedroom. Also known in Mandarin as “一房式组屋”.

由来
  • 自 1960 年成立以来，新加坡建屋发展局（简称建屋局，Housing and Development Board）便负责为普通民众建设廉价且高质量的公共住房。
  • 政府组屋的型式，是依照睡房与客厅的房间数量总和进行划分。
  • 在 1960 至 1965 年间，约四成的组屋为一房式组屋。当时所兴建的组屋皆为租赁式组屋，一房式组屋的月租为 20 新币。
  • 根据 2020 年的人口普查（Census of Population）报告显示，共有百分之 6.5 的国人居住在一或二房式组屋。
  • 一房式组屋目前在公共住屋租赁计划（Public Rental Scheme）下租出，并仅限两人居住。
  • 租金方面，截至 2022 年，若家庭月收少于 800 元，一房式组屋的租金便介于 26 至 123 元之间，若家庭月收介于 800 至 1500 之间，一房式组屋的租金则介于 90 至 205 元之间。
  • 一房式组屋的面积一般少于 36 平方米。除了睡房外，还设有厨房及厕所。
  • 2020 年，国家发展部（Ministry of National Development）、卫生部（Ministry of Health）与建屋局联合宣布将推出称为 “社区关爱组屋” （Community Care Apartments）的一房式组屋，提供给满 65 岁的人士申请购买。首批组屋建于武吉巴督西九道（Bukit Batok West Avenue 9），约有 160 个单位，以 “亲乐龄” 的设计概念为首要考量。
  • 社区关爱组屋与一房式组屋的面积相同，约 32 平方米，购买者可选择介于 15 至 35 年的租约，房价则介于四万至十万元之间。
ETYMOLOGY
  • Since its establishment in 1960, HDB has been responsible for building affordable and high-quality public housing for the common people.
  • Types of government flats are distinguished according to the total number of rooms, which includes living rooms and bedrooms.
  • From 1960 to 1965, about 40% of public housing flats were 1-Room flats. At that time, only rental flats were built and the monthly rent for 1-Room flats was S$20.
  • According to the Census of Population in 2020, 6.5% of Singaporeans lived in 1-Room and 2-Room flats.
  • Under the current Public Rental Scheme, 1-Room flats can be rented out to only two occupants.
  • As at 2022, if a family’s monthly income is below $800, the rent of a 1-Room flat will range from $26 and $123. If a family’s monthly income is between $800 and $1,500, the rent for a 1-Room flat will range from $90 and $205.
  • The area of a 1-Room flat is typically less than 36 square metres. In addition to the bedroom, there is also a kitchen and a toilet.
  • In 2020, the Ministry of National Development, the Ministry of Health, and HDB jointly announced the launch of Community Care Apartments, which are 1-Room flats available for sale to seniors aged 65 and above. The first batch of about 160 units were built at Bukit Batok West Avenue 9 and were designed primarily as “senior-friendly” apartments.
  • Community Care Apartments have the same area as 1-Room flats, at about 32 square metres. Buyers can choose to take up a lease ranging from 15 to 35 years, with prices ranging from $40,000 to $100,000.
