由来

二房式灵活计划于2015年九月推出。
这项计划主要是为了增加二房式预购组屋 (2-room Build-To-Order [BTO] flats) 的供应量，满足特定群体的住房需求。它同时也能满足不同购买者在屋契年限和房子面积方面的需求。
二房式灵活计划分为两种:
1. 第一种是提供廉价的购屋选择，让低收入家庭、年长者及35岁以上单身人士购买。其屋契为99年，符合条件的人可向建屋局或在转售市场上购买单位。
2. 第二种则是屋契较短的拥屋计划 (Short-lease 2-room Flexi Flat)。年长者可选择介于15至45年的屋契年限，并且只能向建屋局购买组屋。
在二房式灵活计划推出前，建屋局早在1998年就已推出乐龄公寓，让55岁以上的年长者选购。小型公寓所提供的设备根据年长者的需求而设。
二房式灵活计划推出后，购买者在屋契年限和组屋装潢等方面有更灵活的选择。
首批屋契年限较短的二房式单位于2015年十一月推出。

ETYMOLOGY

The 2-room Flexi Scheme was launched in September 2015.
It increases the supply of 2-room Build-To-Order (BTO) flats to meet the housing needs of specific demographics. It also caters to buyers’ differing needs in terms of lease duration and flat size.
There are two categories in the scheme:
1. The first provides affordable housing options for low-income
families, seniors, and singles over 35. The lease is 99 years, and
those who meet the requirements can purchase a unit from HDB
or the resale market.
2. The second is the Short-lease 2-room Flexi Flat. Seniors can
choose a lease duration between 15 and 45 years and may only
purchase the flat from HDB.
Before the 2-room Flexi Scheme, the HDB had introduced Studio Apartments in 1998 for seniors aged 55 and above. The facilities in the apartments were customised for the needs of seniors.
With the launch of the 2-room Flexi Scheme, buyers have greater flexibility in choosing between different lease terms and flat fixtures.
The first batch of 2-room Flexi Flats with shorter lease terms was launched in November 2015.
